How do I get to Anna Maria Island and where is your office?
Anna Maria Island is a barrier island about 7 miles long, located north of Sarasota/Longboat Key and west of Bradenton, Fl., at the southwest tip of Tampa Bay. The Gulf of Mexico is to the west and Tampa Bay to the East. From I-75, take Exit 220 and proceed west on SR64 to Anna Maria Island.
Our office is located at 310 Pine Ave., Anna Maria FL 34216. Once you arrive on the Island, travel north on Gulf Drive past the Manatee County Public Beach. When you reach Wells Fargo Bank, turn right at the traffic light. Follow Marina Dr. to the stop sign and turn right onto Pine Ave. View Map to our Office.
What are Duncan Real Estate’s Office hours?
We are open Monday through Friday 9:00am to 5:00pm EST; Saturday 10:00am-4:00pm.
How do I reserve a property?
Please call the office or book online if you prefer. Our properties are also advertised on other websites like VRBO or Airbnb to widen the exposure. You can always book directly with Duncan Real Estate. We are the local management company that takes care of our reserved guest and handles maintenance and cleaning of the property or if any other issues arise during the stay.
What do I need to make a reservation?
25% of the rental fee is due upon booking. We accept Visa, Mastercard or Discover or US-check. The full amount is due for a reservation that starts within 60 days.
What is the cancellation policy?
All monies paid including deposit and advanced rental payments are non-refundable. We strongly urge all guests to take the offered Red Sky Sun Trip Preserver or any other form of travel insurance to cover these amounts should you have to cancel your reservation for any reason.
What is the pet policy?
Pets are not permitted in most rental properties unless specifically authorized. If allowed there is a weight restriction of 25 lbs for all properties. Duncan Real Estate must be notified when making the reservation and a $150 plus tax non-refundable pet fee will be applied to the reservation.
When can I check in and how do I get my keys?
Check in time begins at 4:00 PM. Come to the office of Duncan Real Estate to pick up your keys. If you arrive at a time our office is closed, the keys will be in an envelope with your name on the front & the envelope will be put in the late arrival box located to the left of the door. Stop by the office the following morning to pay your balance. For security purposes, we do not include the property address in the arrival envelopes, so bring your contract with you, which contains the property address and phone number of your rental.
When do I have to check out and where do I return the keys?
Check out time is no later than 10:00 AM on the scheduled day of departure. Keys must be returned to Duncan Real Estate in order to avoid additional key charges made against your security deposit.
Can someone other than the person on the contract pick up the keys?
If you would like a friend or relative to pick up keys for you, the person named on the rental contract must contact us prior to check in and make special arrangements.
What happens in case of a hurricane?
Duncan Real Estate has a strict no refund policy in regards to inclement weather, cancellations, no shows and early departure.
However, Duncan Real Estate has these policies in place:
- If a storm approaches and a guest decides to depart early or not show no refund is issued.
- If a storm damages/destroys a rental property before arrival Duncan Real Estate will relocate you to another property as close in similarity, amenities and price as we can.
- If a storm destroys all alternate rentals before arrival a full refund will be issued.
- If a storm damages a rental during the guest stay and no alternate property is available guests are free to vacate and receive a partial refund for the unused portion of the stay. This is ONLY if the property is inhabitable not because a guest decides to leave early.
- If the island is under mandatory evacuation or is placed under mandatory evacuation during the guest stay available options at that time will be discussed with the guest.
Duncan Real Estate partnered with Red Sky Travel Insurance to cover your vacation investment if you have to cancel or interrupt your trip because of severe weather, family illness, medical emergencies and other unexpected incidents. What happens in case of Red Tide?
Red Tide like other natural phenomena is beyond anyone’s control. Duncan Real Estate has a strict no refund policy in case of inclement weather or other natural phenomena.
During your stay
What if I have an After Hours Emergency or need assistance with a late arrival?
Duncan Real Estate offers 24-hour emergency phone service. Call the office at 941-779-0304.
What items are provided in my accommodation?
All accommodations are equipped with bed linens, bath towels, cable television, and fully equipped kitchens with pots, pans, dinnerware plus microwave, toaster, coffee maker, iron & ironing board. Most properties have a telephone with free local calls. Most accommodations have a washer/dryer available. The guest is responsible for any items such as toilet tissue, dishwasher detergent, cleaning supplies etc. during the stay. Some properties are equipped with a VCR/DVD, BBQ and beach chairs. You are welcome to use these items if they are provided; however, we are unable to guarantee them.
Is smoking allowed in the rentals?
There is a strict no smoking policy for all rentals. Please smoke outdoors and responsibly discard all smoking debris.
Why is my pool cold?
Pool heat is available at an extra charge of $120 plus tax per week for private homes. Most shared community pools in a condo complex are heated at no extra fee. Pool heaters in private homes are locked for your safety and controls must not be tampered with as they are monitored by the pool company. 85° is the highest heat temperature setting. Pool temperatures will probably stay around 76° during the winter months. Please note if cold days occur, water temperatures will drop and may stay cooler longer. Weather conditions may affect the temperature of the pool and nothing can be done about this issue. Outdoor spas are not hot tubs. The temperature of a spa is typically set at the same temperature as the pool. In the event of pool equipment malfunction during your stay, Duncan Real Estate will expedite repairs as quickly as possible. It may be necessary to close swimming pools for maintenance purposes.
What housekeeping service is provided?
All rentals are thoroughly cleaned after each guest stay. Linens and towels for the maximum occupancy of the rental are provided for each arrival. There is a starter kit including toilet tissues and kitchen paper towels. If you need maid service or additional cleaning services during your stay please contact the office and we can arrange this for a separate fee.
Do you offer any grocery delivery or shopping services?
Have your favorite food & beverages stocked prior to your arrival in your vacation rental. “Consider It Done” is a professional errand and personal assistance service for residents, vacationers and local businesses. What about beach and sports equipment?
Unfortunately, we cannot guarantee any beach or sports items with the homes. Guests are welcome to use any items that are at the house but we do not keep a required inventory. Several island companies like Beach Bums rent and deliver beach and sports equipment. Tell them Duncan Real Estate sent you!
Do you provide baby items?
Most homes are not equipped with baby article unless specifically mentioned in the unit description. Several island companies like ABC Rentals rent, deliver and set up baby items before your arrival. Tell them Duncan Real Estate sent you!
