2018 Real Estate Agent Market Report

2018 Second highest Realtor Darcie Duncan

2018 proved to be another fantastic year for real estate sales on Anna Maria Island according to the 2018 MLS Real Estate Agent Market Report. The Florida Multiple Listing Service records the listing and selling activity by the Realtor Association of Manatee and Sarasota county.

Looking at all sales in this area 2018 Realtor Darcie Duncan came in as the second-highest local realtor with a total transaction volume of $54,918 000.

 

 

 

Currently, there are 342 properties listed on the island which is a bit higher at this time of the year due to the seasonal activity. Anna Maria Island’s property use is a mix of people living or planning to retire in paradise, investment and vacation rentals. New construction is still taking place. However, it seems the housing market is stabilizing and prices are going to level off some in 2019.

2018 Real Estate Transactions

Even though the island is only 7 miles long there are three cities that are divided in 2 zip codes in regards to their real estate transactions.

Anna Maria City with the North end especially desired by vacationers for the quiet ambience shows the highest listing and selling averages. In 2018, three of the top 20 realtors in Manatee and Sarasota County selling property in this 34216 zip code were from Duncan Real Estate and contributed 28 transactions in total. Among them are Darcie Duncan leading Team Duncan with 20 sales at the average purchase price of $1,185 000, followed by Christine Kourik and Michelle Laade.

Currently, 80 properties are listed for sale here. They are a combination of residential, income and vacant land. Residential listings make up the highest number with 72 at a purchase price average of $1,640 547.

 

 

 

 

 

Holmes Beach and Bradenton Beach sales are recorded combined under the zip code 34217. In 2018, Darcie Duncan was in the top position of all realtors with 27 transactions for a total of $27,987 000.  Christine Kourik and Michelle Laade  came in under the top 12 realtors in this geographic category and added 29 sold listings for the Duncan Real Estate team.

Chamber Business Award 2019 for Duncan Real Estate

Chamber Business Award for Duncan Real EstateLast Friday night Duncan Real Estate was honored with a Chamber Business Award 2019 by the Anna Maria Island Chamber of Commerce. During the yearly Award Ceremony and Board of Directors Installation at the Seafood Shack four Business Awards were presented. There were awards given in four categories for small, medium and large business of the year and including the new “Non Profit of the Year”.

Additionally, the Rotary Club of Anna Maria Island co-directors Judy Rup and Dennis Schuermann awarded the Rotary Club’s Businessperson of the Year award to John Horne, the Anna Maria Oyster Bar owner.

Team Duncan Community Spirit

Anna Maria Island is a small tight knit spot and Team Duncan shows its community spirit in good and not so good times.

Waterfront Luncheon

 

Recently, Team Duncan was on the receiving end by getting treated for lunch at the Waterfront Restaurant. Many shops and restaurants employees have been hit hard because of the recent Red Tide outbreak that coincided with the tourist off season. The owner Jason Suzor took the opportunity to invite Team Duncan to thank our office for our continuing support of this great island eatery.

 

 

Bowling Tourney

 

Another big community event took place this weekend. The yearly bowling fundraiser for the Center of Anna Maria Island had a great turnout. Teams of 5 players each participated on 52 lanes at the AMF Bradenton Lanes. All proceeds were going to the Center. There was a silent auction and a 50/50 raffle. Martha Jones of Duncan Real Estate was the lucky winner of the raffle and donated half of the amount back. Thanks Martha!!

AMI – The One Million Dollar Island

If you have you been watching the Anna Maria Island Real Estate market recently you might have noticed many sales that reached or passed the one million Dollar mark.

Investing in Real Estate has always been an American strategy to begin building wealth. It can generate ongoing passive income and can be a good long term investment if the value increases over time.  A decade after the financial crisis and drops of over a third in value homeowners have regained their worth led by a robust labor market with economic activity and housing demand. According to a Reuters poll US house prices will rise at twice the speed of inflation and pay with an expected gain of 5.7% this year.

US Wide Median Home Values

Looking at the median value the wealth building strategy seems to hold true for many metropolitan areas. Exclusive suburbs close to finance or tech hubs have seen drastic value increases over the last 2 years like San Jose (by 53.8%), San Fransisco (by 45.5%) and Seattle (by 44.7%). Both US coasts are clustered with million dollar markets. According to Zillow there are 197 cities where you will need a 7 figure check to purchase real estate. California features more than half of these markets, followed by New York and New Jersey. 

The One Million Dollar Island

Florida has seen its share of rising median values. Miami tops the list with an increase of 30.4%. For example, Fisher Island is the home of the stars that features a median value of about $ 3.2 million.

The other 2 larger cities in the Sunshine State are Tampa and Orlando that also saw a higher than average growth with over 20% value increases. However, no other Florida area than Anna Maria will join the exclusive list of the million dollar municipalities next. Zillow is projecting that the median price of island homes will rise to $1.0094 million from the current $964,200.

Looking at sales in Holmes Beach over the last 3 months the sold prices seem to confirm this trend.

That “Old Florida” Feel of Anna Maria Island

People ask us all the time when they are looking at vacation rentals online, “what is that ‘Old Florida’ feel?”  Growing up on the Island it wasn’t something that was unique to me.  The Island has always been some place special to me.  I didn’t realize that the area I was fortunate to grow up in was unique in many ways.

First I will say that the people are remarkable!  Friendly, easy going, creative, colorful and enjoying their life to the fullest.  Anna Maria Island is a 7 mile stretch of beautiful white sand beaches.  That may seem like a pretty small amount of space to house year round residents as well as the growing tourist market.  Yet, this 7 mile island is home to 3 cities:

Bradenton Beach, Holmes Beach and Anna Maria with a combined population of roughly 8,800 people in 2012.   There are families of all size and age groups, single women and men, professionals and retirees all living on our remarkable island.  The locals are friendly to each other and visitors alike.   The “welcome join us” attitudes make you want to come back for more fun and good times year after year.

A portion of the Old Florida feel is certainly attributed to the locals.

Art and Architecture definitely add to the feeling you get on the Island.  The artists on the Island create unique artwork on simple materials, like old driftwood, scrap metal, roofing tin, old furniture, “junk” as some people might think.  By the time these creative minds have their chance to revitalize these materials, some of the pieces take on a whole new life.  These artists simply add that Old Florida feel to previously considered “trash” and instantly becomes artwork locals and visitors love!

It says a lot about any dining establishment when you walk in and see locals sitting at the bar or enjoying their lunch.  Anna Maria Island has a variety of restaurants and dining establishments.  When you walk in you will be greeted by a smiling face and see local residents enjoying local food favorites.  Nothing gives you that Old Florida feeling like a Fresh Grouper sandwich, iced cold beer and the magnificent sunsets of Anna Maria Island.

I guess the best answer to the question what is the Old Florida  feel?   In one word I would say Charm.  This beautiful Island full of Community, Events, Laughter, Families, Shopping, Fun and Leisure is packed full of Charming people, participating in Charming events.  As a visitor-turned-resident once said to me, “I came to Anna Maria Island on Vacation and when I got home I realized that I still had a little sand in my soul”
