In most cases, once you speak with an agent you will find yourself some
what committed to working with that specific agent should you select
their brokerage firm.
The obligations created during the first call can be problematic if the agent contacted has little experience in working with your property type, or perhaps has only recently begun their career working with commercial real estate. Consider a situation in which a mobile home park owner places a call for information to a well known commercial brokerage and speaks directly with an agent. Given the diverse mix of commercial land uses, there is a very high probability that the agent does not specialize in mobile home park sales. Unfortunately, the property owner might ultimately find themselves with someone who knows nothing about mobile home parks, or at a minumum has significantly less knowledge than a mobile home park specialist.

the “Jack of all trades” style agent is rarely as competent
as a specialist in dealing with the intricacies of your specific property
