Monday Blues Hit Extra Hard This Week!

Early Monday morning, Anna Maria Island and the surrounding areas were hit by unannounced Tropical Storm Emily.  She came in with a vengenze causing areas to flood, trees became uprooted and even a tornado touched down in NW Bradenton.  Thankfully, we have not heard of anyone getting hurt during the storm but sad to say that some of our local businesses really got the brunt of it.

Our maintenance team has been disbatched to many of our vacation rental properties to make sure all is okay.   The only semi-major report that came in was a tree that broke off and landed on the next door neighbor’s car of one of our rentals.  With a quick response, Team Duncan took care of this small issue.  We were also glad to see that the streets of Anna Maria were not as flooded as they can be.

Nothing like starting the week off with a Tropical Storm!  Hope that this is the only one that we have to deal with  - if we can even be so lucky!

It is always so exciting to read something about the area that you live in!  Especially, when it is in another county’s paper – how wonderful is that!  Bradenton-Sarasota area was named #1 in the US for well being. Easter on Anna Maria Island!

Visitors and locals are invited to participate in some Island Easter traditions, including the Easter Sunrise Service at Manatee County Beach, the Easter Egg Hunt at the Sandbar Restaurant and the Easter Egg Roll and Easter Bonnet Contest on Pine Ave.  The celebration starts at 8:30 AM on Saturday, April 15th, with refreshments before the kids take their places on the beach.  The hunt is open to kids 10 years old and under with baskets to collect their eggs.  After the hunt, the Easter Bunny leads the kids and their families up to Pine Avenue for the 8th Annual Easter Egg Roll and Easter Bonnet Contest.  There will be fun for the entire family with face painters, changes to roll eggs across a lane with a spoon and egg coloring.  At 10:30, judges will look for winning Easter bonnets.  The competition is open to kids and grownups alike.

 

On Sunday, April 16th, the 53rd Sunrise Service will take place at Manatee County Beach.  The trolleys start running at 6 AM and the Anna Maria Beach Cafe will open at 6 AM for those needing coffee.  All six of the Island’s churches participate in the service.  Worshipers are urged to dress for the weather and brings a blanket or chairs to sit!  There will be music to accompany the service!

Food and Wine on Pine – May 7, 2016

We are so blessed to work in an area that ALWAYS has such fun things going on.  I can’t wait to get out to Food and Wine on Pine and sample the different vinos and delicious foods from local vendors.  And, all  I have to do is walk right outside of Duncan Real Estate.  I can not think of anything better then food, wine, music, and being outside on a Saturday in May.  For those of you that don’t live too far away, come and make a day of it.  I have attached a link for all of the good info about Food and Wine on Pine.

Easter Fun on Anna Maria Island!

The 30th Annual Easter Egg Hunt on the beach next to The Sandbar Restaurant is Saturday, March 26, 2016 beginning at 9:00 AM sharp.  Kids need to bring their own Easter baskets.  Make sure to leave early because there can be lots of traffic!  Plus, there will be refreshments at the wedding and events pavilion next to the restaurant!!

 

After the Easter Egg Hunt, the Easter bunny will lead a parade of kids and parents up Pine Avenue for the 7th Annual Easter Egg Roll and Easter Bonnet Contest….such a fun time for families!  Kids will enjoy face painting, egg dyeing and egg rolling.  There will be music, complimentary framed pictures with the Easter Bunny and food and refreshments!  This entire is event is Free!!

DON’T LET THE BANDWAGON PASS YOU BY!

The Florida Association of Realtors numbers are in for the month of December, and they paint a very rosy picture for residential sales, marking the 16th straight month that sales activity has increased! Existing home sales in the State rose 33 percent last month compared to December 2008, with a 91 percent increase in existing condos! Median sales prices, however, continued to decline—10% less this December as opposed to last December. (The median is the midpoint at which half the homes sold for less and half sold for more.) The Skinny on Growing Short Sales

Realtors and Economists alike, predict that 2010 may herald the top of the short sale market. That’s one reason why I am happy to see that the Obama Administration realeased guidelines to become rules in April providing incentives for loan servicers and homeowners to engage in short sales when borrowers don’t qualify for a loan modification.

The most salient guidelines allow borrowers to receive pre-approved short term sales prior to property listing; release borrowers from future liability if the sale goes through, and finally, require that loan servicers respond to offers within 10 days of seller approval. In addition, they prohibit the reduction of real estate brokerage commissions stated in listing agreements (a practice that’s been a sore point with many real estate agents).

Although the new guidelines also offer some monetary incentives to borrowers, servicers and second lien holders of up to $6,500 in total, there are still too many obstacles, in my view, to substantially speed up the process. Among the most difficult obstacles is the lack of organization within the lender/investor ranks to help create a unified process through which to move short sale offers. And in the coming months as short sales increase, approval times will most likely bog down.
