Trail of Treats was a Hit!

As I always say, Anna Maria Island always has such fun activities going on and the Anna Maria Chamber plays a big hand in this.  The Trail of Treats started at the Chamber after school with a costume contest and then the kiddos were sent out with a list of businesses on Holmes Beach, Anna Maria and Bradenton Beach that were handing out candy!

The rush started coming around 5:30 and Team Duncan was ready to roll!  We set up “shop” at our picnic table with Tootsie pops, necklaces/bracelets, and adult beverages!  Let me tell you, the adult beverages were a hit!  Over and over again, we heard that Duncan Real Estate was the best spot and most fun.  We had several groups come back by for seconds (on the adult beverages more than the candy)!

Here are a few photos of the ladies of Team Duncan that worked Trail of Treats:

LL, LS, EQEQ and CK LS and EQ

All of the kids were so cute and so polite!  We had to tell them to take two tootsie pops!  Take a look at all of the cuties we saw at the Trail of Treats!

As you can see, it was a blast!  Hope to see you next year at the Anna Maria Island Trail of Treats!

“Fans” of Duncan Real Estate!

Martha and JahnaJoey, Chris, Jerry and MarthaLL and Martha

Bayfest on Pine Ave was a blast last Saturday!  The Anna Maria Island Chamber of Commerce staff and volunteers were out on Pine Ave setting up before the sun came up – glad I didn’t have to be out there that early!   We made our vacation rental guest aware of the event earlier in the week and also gave them a Bayfest 2017 booklet when the arrived!  We love to take great care of our vacation rental guest and keep them informed of all the fun events going on on Anna Maria Island!

A group of us from Duncan Real Estate met at the office at 10:30, made mimosas and headed out to the crowd to hand out Duncan Real Estate fans!  When we first started, there was an excellent breeze.  It was so pleasant to walk Pine Ave and see all of the fancy vehicles in the car show, over 80 vendors set up with cool items, food vendors that made the street smell so yummy and the big band stage at the very end of Pine Ave.   I was nervous as folks didn’t really need a fan to keep them cool because the weather was so nice.  BUT, about 30 minutes later, the breeze died down and the heat started to set in.  Good thing for us as the fans became a huge hit!  We handed out 500 fans  in about an hour and a half.  Note to self for next years order – order at least 1,000 as the Bayfest goes until 9:00 PM and I am sure many more folks would have loved to been a “fan” of Duncan Real Estate in the middle of the afternoon!

A big thank you to the Anna Maria Island Chamber of Commerce!  They always do such a fantastic job on this event and it runs so smoothly.  We truly live in paradise with not only the best gulf beaches and sunsets but so many fun things to do on Anna Maria!  Team Duncan is looking forward to Bayfest 2018!

Sunny regards,

Ginger

Upcoming event on Bridge Street!

Anna Maria Island is such a great place to vacation or live!   It seems like every week there is something fun going on for visitors and residents to enjoy.  I am super excited about the Budweiser Clydesdales coming to Bridge Street on Bradenton Beach this Saturday, October 14, 2017!   The Clydesdales will be on Bridge Street from 5PM – 7PM on Saturday.  They are going to make their way from Cortez Beach to Bridge Street, down to the AMOB Pier roundabout and back to Cortez Beach.  This is a treat for Anna Maria Island as I do not know of a time when the Clydesdales were here.  My plan is to enjoy a fun island cocktail at one of our local spots on Bridge Street before the horses get there and then making a dinner reservation at Blue Marlin after the event!

My question to you is why not make a long weekend out of this event.  October is a great time to visit Anna Maria Island as it is a slower time, vacation rentals are at the lowest rates, and the weather is starting to be just perfect!  Duncan Real Estate is offering 15% off the majority of our vacation rentals during your stay in the month of October, so take advantage of this additional Duncan Deal.   We would love for you to enjoy our fabulous island and also the fun event with the Clydesdales – give our office a call to book your awesome vacation rental!

Hope to see you this weekend!

Five Mistakes to Avoid When Listing Your Home

If you are ready to sell your home, or plan on selling in the near future, you may be having a hard time trying to find the right path to a successful sale. There are many potential pitfalls involved in selling a home, but with the right knowledge and expertise, you can make the sale of your home a complete pleasure.

Five Seller Mistakes to Avoid

1. Putting your home on the market before it is ready

Selling can be an exciting step toward your future. That being said, it is easy for sellers to skip proper preparation, thus making hasty decisions. There is a lot of work to be done during the pre-sale stage, and having proper guidance will ensure your ultimate success in selling your home.  We have 12 sales agents that can guide you through the proper steps, advising what needs to be repaired, and how to make your home stand out from the competition.

2. Over-improving your home

There is a fine line between making home improvements and knowing what upgrades will bring you the highest returns. Many sellers get mixed up in home improvement projects which might look nice, but in the end do not add any value to their home. It is important to have a professional who knows your local market. Home improvements and upgrades need to be balanced with other homes in your neighborhood to capitalize on your investment return.

3. Improper pricing of the home

Any seller can decide on an asking price, but ultimately, knowing the ins and outs of a particular market is the only way to properly determine a specific sale price. Team Diuncan has access to a wealth of information regarding the sale of your home. We utilize current and accurate sales data to pinpoint the ideal selling price for your property and can show you how to profit from current market trends.

4. Getting emotionally involved in the sale

Your home represents many things to you. It is a symbol of security and a place holding many memories. One of the toughest parts of the selling process is keeping your emotions at bay. A proper real estate agent will listen to your concerns and stand up for you through tough negotiations. You deserve an experience that is as stress-free as possible. When you are ready to sell your home,  we can provide you with the peace of mind that will make the entire transaction a pleasure.

5. Hiring the wrong agent

Selling a home on your own can be overwhelming. Hiring a real estate agent with a proven track record is an important business decision that will ensure you peace of mind and a successful sale.

Just wanted to share these few things with you and would be happy to pair you with an agent in our office that would work with you in the sale of your home!!

Sunny Regards,

Ginger

Calm before the Storm: Hurricane Irma!

Hurricane Irma has gotten everyone in a flutter.  We are super busy on Anna Maria Island  taking down signs, moving in outdoor furniture and all around getting prepped at all vacation rentals just in case Irma decides to head our way.  It is so hard to be in this “limbo” to see exactly the path of the storm and sometimes these hurricanes can turn at the last minute.  Everyone at Duncan Real Estate tries not to watch too much about the hurricane and really only visits the National Hurricane Center website for our updated information.

The important thing is to stayed informed and to prepare you and your family.  There are so many websites and info available to you, but we find that the most helpful information comes from the National Hurricane Center website.  To help you and your family prepare, check out this link as well – it sums up how to prepare and get ready for a major storm.

A few important items if you live or work on Anna Maria Island.  If there is a mandatory evacuation, you will need a pass from one of the cities on AMI to get back on the island.  If you are a resident, you need to visit the city hall within the city that you live – either Anna Maria, Holmes Beach or Bradenton Beach.  You will need to take your ID and also a piece of mail that has your address on it.  If you work on Anna Maria Island, go to one of the city halls and show your ID and business card to receive a pass to get back on the island.

Stay tuned!  As we get more information and helpful tips, we will continue to pass along to you!
Stay safe!

A Cool Partnership with a Neighbor!

I really do believe that our office is located on the best street in Anna Maria Island!  Pine Avenue is a historic street on the island and is full of fun shops, places to eat, awesome real estate companies like Duncan Real Estate, and a fun rental shop.    Pine Avenue runs from Gulf Drive  and dead ends at the Anna Maria Island City Pier.

We have a great relationship with all of the businesses on Pine Ave and love to support them as often as we can.  Duncan Real Estate and  Beach Bums have partnered for the next few months to offer our vacation rental guests a little extra something!  During the months of September-mid November, Beach Bums will give our guest a $100 gift certificate to use during our guest vacation!  Use this generous gift certificate on bikes, paddle boards, golf carts and so many more options.  What a great added touch to offer our guest!  We thank Beach Bums for partnering with us.  It really does help all of our businesses during the slower months.

Click here to check out Beach Bums website to see what they have to offer.  I look forward to renting paddle boards and enjoying Anna Maria Island from the water!

A great spot to gather on Anna Maria Island!

I had the best day yesterday on Anna Maria Island!  I got to see about 10-12 of my friends from high school and it had been awhile since I have seen some of them.  We all decided to meet at the AMOB Pier at the end on Bridge Street in Bradenton Beach.  What a perfect place to meet.

All of us got there around 5:00 PM and to our surprise, they had the BEST happy hour deals!!!  $4.00 call liquors, .50 off beer and wines, and buy one appetizer and get one half off!  Let me tell you, we all took full advantage of all of these deals.  I had a frozen wine – yes, I said frozen wine.  It was a Kim Crawford blend with a grapefruit/jalepeno vodka.  Does it get much better than that!?  We all ordered different appetizers so that we could share and sample a bunch of them.  My favorite was the smoked fish dip and the calamari!!

I would highly suggest trying the AMOB Pier on Bridge Street anytime.  They serve breakfast, lunch and dinner!  And I still have not even mentioned the view – you can sit inside or enjoy the covered outdoor sitting area right on the bay! We had to sit inside because you know those Florida summer rains – it started to pour!  Check out the website for AMOB Pier!  http://www.oysterbar.net

Cheers and let me know when you get a chance to try out this great spot to gather on Anna Maria Island!

Manatee Chamber Small Business Awards!

I had the pleasure of attending the Manatee Chamber of Commerce Small Business of the year awards last Friday! So many wonderful businesses were honored and recognized as finalists and the 4 winners were announced at the fabulous luncheon hosted by Fete Catering and Ballroom.

Team Duncan sends a huge congratulations to Arts and Eats, Williams Wealth Management, Blalock Walkters PA, and PACE Center for Girls for being the winners of the 2017 Small Business Awards. It was so fantastic to hear the description of each business and all that they have done in our community. Manatee County really is a great place to live, work and play!

Duncan Real Estate was honored with this award in 2014 and we were so excited! What an accomplishment to be recognized by your peers for all the hard work that you have done. Small business is really what drives everything in our community. We are so happy to support local businesses and also the Manatee Chamber of Commerce! Did I mention that Darcie Duncan is the chairman elect this year of the Manatee Chamber?! She will be the master of ceremonies for the 2018 Small Business of the Year Awards! Needless to say, she will be a busy bee giving back to her community in a whole new way!

Small business

Thank you for supporting local businesses and Duncan Real Estate!
